0:04I did everything myself in here that is not how we do 0:07the business and that right there is a house that I have already flipped 0:11as well. I already know that I can flip this house to a buyer on my buyers list 0:15'cause i got a strong buyers list in this area 0:21sup guys it is system Saturday the day that I bring you a system that I use my 0:25own personal business that today 0:27you can rip off in duplicate so we're back here at 48 0:3178 queensbury drive at the deal or No Deal how so 0:35today I'm going to unveil to you what we decided to do with this house so 0:40some people busted me some people bust me on this 0:43very very first camp that I gave you guys 0:46actually the camp that I bought this property the list price was thirty 0:51thousand dollars on this as a HUD home 0:53a lot of people tell me to to buy this thing for twenty thousand a lot of 0:57people tell me 0:58that they would pay anything over the NAP you guys that is absolutely crazy 1:02based upon these camps and everything 1:04you have to buy this property it is a deal 1:08all day long so just look at the camp here, i did buy this over asking price and 1:14you can do that 1:15as long as you know your exit strategy and you know what your 1:19camp's are okay so there's no rules or anything but you can do that and that's 1:23what we did 1:24on this home so this is a complete deal so I have decided to go through and do 1:30a pre hab on this deal which 1:32a lot of people told I and said that's exactly what they would do with this 1:36that's what we're doing on this home so I wanna take you to the inside as I 1:40wanna show you 1:41kinda just what we're gonna do pre hab wise 1:44this is the first thing that we're gonna do is get rid this wheelchair ramp 1:48because this is not very good appeal 1:51again this is a three-bedroom one-bath home okay so the three-bedroom one-bath 1:56home 1:56and I it looks like it needs a lot of work to this but it does not so 2:01we're gonna put ten thousand dollars in this house okay so we gonna out ten thousand 2:05dollars in this house so 2:06we bought it for thirty thousand 151 put ten thousand dollars unless we're gonna 2:11be roughly in this for forty 2:13okay are exit strategy is to sell this for 5049 2:17now if you look at the camp if you look at the sole com this is why I did 2:21what I did 2:22on the first comp obviously was the one that I bought on the second Comp was 2:2744,000 the third cop was pending 2:3049,000 49 9 that 2:33the other comp the forth comp was sold 2:37for 52,000 now the next active camp from there 2:41is 64 9 okay so 64 9 so 2:44what I decided to do because I always want to be the cheapest thing on the 2:48market okay so I always wanna be the cheapest thing on the market when i bring it 2:51to the market 2:52I decided to go and put it up on a price tag of 549 which is ten thousand 2:57dollars cheaper 2:58than anything active on the market and that's why we can make a quick 3:02fifteen thousand rose on this home so i just wanna take you through show you what 3:05we're doing real quick so 3:06already the budget is 10,000 so 3:10i already told you about the wheelchair ramp we're gonna yang that 3:13out 3:14all new windows, so all new windows in this home 3:17right there so all new windows and obviously we are gonna come back with all new 3:21flooring 3:22just like I said in the past system saturday what we're going to do is we're 3:25gonna cut the carpet off 3:26right here okay we're gonna do all in only on in the entire kitchen 3:30right here somewhere and you all in all im and to 3:34then on a carpet everywhere so all new flooring 3:37all new paint, so all new paint these walls are actually in great shape 3:42okay these walls are actually in very very good shape 3:46and and same with moldings okay the pace moldings, case molding these are all in 3:49great shape, same with these doors 3:51good good solid doors right here so we're just gonna paint the doors 3:54paint the moldings and then paint the wall so we always do white 3:59semi gloss on the doors we always do white semi gloss on 4:02the moldings base and casing and we'll do a light 4:06tan flat paint on the walls throughout and then we're going to just 4:10do a flat white 4:11on the ceiling that's what we do in every single one of them 4:15right here we are gonna put a brand new kitchen in here 4:18standard cabinets that we would get from Lows 4:22okay we're just gonna put a brand new kitchen in here and we're also putting a 4:25new 4:26fuse box in there so on those were the two big ticket items right there 4:30was the the kitchen, putting the new kitchen and 4:35the fuse box in there updating it with breakers to bring it right up 4:39to code 4:40that's really about it guys that's really bout all that we're gonna 4:44do we do have one door 4:45that we need to replace because the, obviously with the 4:50the wheelchair ramp, something was going on right here 4:53so this right here this jam and everything will have to replace 4:57that door and jam, that's really about it so 5:00this is very very cosmetic, again 5:03we're even going to sweep up the tobacco we are gonna sweep up 5:07the tobacco so I'm very very cosmetic this home is 5:12you wouldn't think it, just because it's kinda nasty and that's why we never 5:15show 5:16buyers home before they're done because this home looks a lot worse 5:21than what it actually is, it looks a lot worse than whit it actually is 5:24it's pretty much as the paint carpet and 5:28you can see here that we're gonna go and undercut the 5:31value you know we are going to do some work in here 5:35we're gonna put a whole new bathroom in here for about fifteen hundred bucks 5:39as well, that's about what it's cost to that 5:42those are the numbers you know those are the numbers on this and is super 5:46super it's a good deal 5:48and obviously it will sell quick because ten thousand dollars cheaper 5:51I've been
