Now trust me, there are numerous different ways to build a responsive buyers list; however here at Systems Saturday, we DO NOT believe in teaching theory or something that doesn’t get nearly instant results that will work in EVERY Real Estate market across the country. Just over the past 90 days we have built a Nationwide Buyers list of exactly 180,041 Active Buyers and counting… None of these buyers were bought, they all gave us their contact info very willing and today’s system will show you how we did it FOR FREE.

And that right 0:09 there is a house that I have already flipped as well. 0:12 I already know that I can flip that house to a buyer on my buyers list 0:15 because I have a strong buyers list in this area. 0:18 What's up guys, John Cochran here and today is System Saturday – the day that 0:25 I bring you a system that I use in my business 0:27 and that you can rip off and duplicate using your own 0:30 local market. Now on today's System Saturday, what I'm going to 0:47 explain to you is 8 free ways 0:50 to build a real estate buyers list. Now I understand that there's a lot more ways 0:55 than 8 to build a buyers list. 0:58 You can put ads out on the Yellow Pages. 1:00 You know go out the real estate investment clubs and what not collect 1:03 business cards. I understand there's a lot more ways to build a list however 1:08 I don't teach theory. I show you what works in today's market. 1:12 And I am going to give you the 8 free ways to 1:14 build a real estate buyers list. Now in order to do this you're gonna 1:18 have to have one of two things to capture buyer leads. 1:24 Okay, the first thing is a squeeze page. You have to have some sort of squeeze 1:29 page or website out there that is going to capture your buyers 1:34 information, going to capture their email address, their phone number 1:38 or whatever. A page that it could possibly have a video 1:42 on the left hand side aand then a opt-in giving their 1:46 first name and their email address in exchange 1:49 for something like a free list of homes for sale in exchange for a free report. So 1:57 imagine having a squeeze page and you're going to give a buyer value; 2:02 give them something of what they want. And Exchange 2:06 for their information. They do this all the time. Now you really have to think 2:10 about what a buyer wants, okay. What does a buyer 2:13 want whenever they're buying a property? And the truth of it is that they want a free 2:18 list of homes for sale. They want to search for 2:21 property. That's what buyers want is to search for properties. I can 2:24 promise you that to give them a free list of homes to 2:28 search is definitely gonna pull a lot higher than giving them a free 2:34 report on the 8 deadliest mistakes they can make 2:36 whenever personal property I can promise you that. 2:39 But these are two different ways in order to basically 2:43 gather somebody's information. So that's one way: 2:46 is having a squeeze page. The second thing that you could possibly do that we 2:51 do both of these on is having what's called Lead Capture 2:54 Phone Number. So imagine going out and having a bunch of 2:58 Craigslist ads, you know, basically saying , you know, “Hey, 3:02 call 937-212-2222 3:07 and basically I’ll give you a free list homes for sale.” 3:10 As soon as they call that phone number software is capturing that buyers phone 3:15 number on the other end so that now you have 3:19 their phone number and now you can start marketing to them 3:22 through text message and through voicemail converting them 3:25 into buying your properties from you. So that's exactly how it works: 3:30 create a squeeze page or a lead capture phone number and BAM - 3:34 now YOU can start capturing buyers information. Once you have their 3:39 information now we gotta go out and basically before you capture their 3:43 information now you gotta go out and get them to the squeeze page. You gotta get them 3:48 to call that lead capture phone number. So how in the world we do you think get them 3:52 to this? Okay this is where the eight steps 3:54 come in and again I know there's more but 3:58 these are the eight things at work in today's 4:00 real estate market. The first one is you can do 4:03 video virtual tours meaning that you can be walking through a property 4:08 okay with a and iPhone or whatever and you could literally put that property all 4:15 over the internet you could have a lead capture 4:17 phone number. Or a wide URL sending them straight to your 4:20 squeeze page straight to your lead capture phone number which 4:25 BAM you're catching your information both ways. So video virtual tour of you just 4:29 walking through a property and have they're in for me have some 4:34 call to action on the very bottom screen throughout the 4:36 entire video. Anytime that you do a video virtual tour it 4:39 needs to be 5 minutes or less. Number two: Craigslist ads. Craigslist ads are a big one. 4:45 This is free. Okay all these are free. So on Craigslist 4:49 you can go and put as many ads you want out there, 4:53 driving people to your free listing homes for sale your free reports 4:57 or whatever to your URL to capture the information. You could 5:01 also post your ad on Craigslist and drive them straight to a phone number 5:06 that lead capture phone number. Backpage, same exact thing. 5:10 So Backpage dot com. It's another free site that you can go in post ads at 5:15 to get a lot of people to start downloading your free report to 5:20 literally start searching for homes. So Backpage dot com is another one that you 5:23 definitely need to use for your capture phone number and your 5:27 squeeze page. Facebook post, and we call these ‘housing 5:31 alert’. So what we will do is we will have a Facebook fan page and 5:36 then we'll just do a random post. Just like you would on your own 5:40 Facebook of page. You just do a post called a ‘housing 5:44 Alert’. Now in this housing alert, what you're going to do as you're going through 5:47 is really focus on you know the deal for the buyer in this housing 5:53 or in this post you’ll have your 5:57 URL going to your squeeze page or your phone number going to your lead 6:01 capture phone number right from a Facebook post. 6:05 People will call. People will visit right of these and 6:08 it's all free for you. Another one is YouTube videos. And these 6:12 videos need to be two minutes or less. This is different from the video virtual 6:17 tours. This is different. Imagine going out and shooting a video, 6:20 entitling it something like, ‘Dayton homes for sale’. Okay, buyers 6:25 are going to search that 6:26 and then it could just be a video of you saying, you know, “Hey, this is John 6:30 Cochran from Home Backers Realty and we have a 6:34 plethora of homes for sale in the Dayton Ohio area 6:37 that you definitely need to look at. They’re all 25 percent of all you have to 6:40 do is go to Buy My Dream House dot com.” So you can do some type of video like 6:45 that, under two minutes, that has at the bottom of it either your 6:48 call to action for your squeeze page or your call to action for them to call 6:53 you to get this free list of homes which is what they want. 6:56 So you can do that for every single city that 6:59 you're looking to get buyers in and that is a very good way 7:02 to get exposure on YouTube to get exposure on Google 7:06 to get a lot of buyers calling you for free. 7:09 Another one is two property syndication Website. So if you go and you have a 7:14 property for sale what you can do is you can upload that 7:18 property one time to a property syndication website. 7:23 And what software will do is it will take It, will broadcast 7:25 your property for sale out to literally forty different web sites at once. So 7:30 imagine going in, uploading a property to say Postlets dot com, which is what we 7:35 use. Postlet's takes on the upload at one 7:38 time and then Postlet's software, what it will do is it will 7:42 upload your property up to like HotPads dot com 7:46 Trulia dot com, you know, Yahoo dot com. It will take it 7:50 to over 40 website exactly like that just from uploading a 7:54 one-time - saving a ton of time for you. Another 7:58 property syndication website that we use is called Sell Point. 8:01 It works the same exact way as Postlets and it will get your properties exposure. 8:05 So what you want to do is during your Postlets 8:08 ad okay have your URL or have to really 8:12c apture phone number literally right into the face on your 8:16 property flyers or whatever and your property 8:18 descriptions whatever so that on all those forty website 8:22 that Postlets and Sell Point is taking your property to, 8:25 it is going to see your lead capture what URL 8:29 or your lead capture phone number and then that is how you could build 8:33 a big massive list for free just from literally uploading a property one-time. 8:38 And the last and final one is Blogger dot com. So what you can do, 8:43 you can write a lot of blog posts about properties write a lot of blog post 8:48 about buyers and you know what the market is and what not and then 8:52 embedded in your blog post you want to have 8:56 your URL and your lead capture phone number. And the reason we use 9:00 Blogger dot com is because it is owned by Google. That is the only reason we 9:05 use it. There’s tons of blogs out there but what we're trying to do is get the 9:10 the Google juice so whenever people are typing 9:12 you know ‘Dayton homes for sale’ or whatever and bam - they're gonna see your 9:16 article that you wrote up. And then they're going to visit your 9:19 squeeze page or they're going to call you 9:21 right on your lead capture phone number. So guys those are the 9:25 eight steps. Comment on the video below.
